The North Georgia Plumbing Guide: Start Here
By • October 23, 2026

Wells, septic, water quality, freezes and emergencies — explained for Gainesville, Hall County, Lake Lanier and Northeast Georgia homeowners.
Local plumbing guides for Gainesville, Hall County, the Lake Lanier area, metro Atlanta's northern suburbs and the Northeast Georgia mountains — written by the family-owned team at Gainesville Plumbing, who have been working on these homes for more than four decades.
Why North Georgia plumbing is its own thing
Plumbing advice written for the whole country misses a lot about where we live. Step outside the Gainesville city limits and a huge share of homes are on private wells and septic systems instead of city water and sewer. Our bedrock is granite, so well water here tends to run slightly acidic and often carries iron or manganese. Our soil is red clay, which drains slowly and makes drain fields fussy. And every few winters an Arctic front drops us into the teens for two or three nights, long enough to freeze pipes in crawl spaces, garages and lake houses that were built for mild weather.
This guide is our attempt to write down what we explain to customers every week. Use it to understand your system, avoid the expensive mistakes, and know when it is time to call.
Start with these three guides
• Well Water 101 for North Georgia Homes — how your well and pump work, the warning signs of a failing pump, and what to do when the water stops.
• The Hall County Septic Guide — pumping schedules, red-clay drain fields, what not to flush, and how to keep a system healthy for decades.
• Frozen Pipes in Georgia: Prevent, Thaw and Recover — the freeze playbook for crawl-space homes and lake houses.
